If you are looking to sell or rent your property in Spain, you are required by law to have an Energy Performance Certificate (EPC).
An Energy Performance Certificate is a report that assesses the energy efficiency of a property. It assigns an energy rating on a scale from A (the most efficient) to G (the least efficient).
We will visit your property, carry out the necessary inspection and prepare the certificate in accordance with the official energy efficiency assessment procedure.
Our service includes registration of the certificate with the competent authority and the applicable registration fee.
The Energy Performance Certificate is valid for up to 10 years. However, certificates with an energy rating of G are valid for a maximum of 5 years. The owner may also need to update or renew the certificate if significant changes are made to the property that could affect its energy performance. BOE
Who is responsible for arranging an Energy Performance Certificate?
The property owner is responsible for obtaining a valid Energy Performance Certificate when the property is offered for sale or rent.
For rented properties, the EPC must be made available to prospective tenants before the rental agreement is completed.
A copy of the certificate must be provided to the final tenant or purchaser in accordance with the applicable regulations.

The standard fee of €150 includes VAT and the official registration fee, as well as:

- Preparation of the Energy Performance Certificate
- Registration of the certificate with the competent authority

This standard fee applies to conventional residential properties of up to approximately 125 m².
For larger or more complex properties, including duplexes, detached houses, villas or properties over 125 m², the fee will be assessed individually according to the size, characteristics and amount of work required.
